6 Simple Ways to Customize Your Basement

Renovating the basement in your Toronto home is like many other home remodeling projects: overwhelming, yet exciting. When it comes to this area of your home, the opportunities are endless. There are many ways you can customize and design this space so it meets your family’s needs, increases your home’s value, adds cosmetic appeal, and so much more. However, before you jump into this long project, there are several things you should consider to ensure it is done correctly and you are happy with the final result.

What is your home currently missing?

Before your basement remodel, consider what your home is missing. This could be features like a place for your kids to hang out with friends, an area for guests to stay, a designated work or study area, etc. As you focus on your basement remodel, keep this list in mind.

How can I make this space comfortable?

The basement can be one area of the home that is rarely used. There are several reasons for this, but often, it is because this space is dark, crowded, poorly designed, etc. As you consider various customization options, projects, and layouts for your basement, consider how you can make this space more comfortable and welcoming. When your project is complete, you want to ensure this area of your home is well used.

 What dirty work is involved?

A basement renovation in your Stouffville home is more than simply putting up walls and laying a new floor. There are many hidden details that must be taken care of including electrical and plumbing work to waterproofing. You may also need certain permits and have regular inspections completed as well. You should have a team of professionals handling all these small details to ensure everything is well cared for and you can create your dream living space.

Once you have asked yourself the above questions, it is time to get to work. No matter if you want to create the ultimate gathering and entertaining area for your family and friends, desire a few extra bedrooms, or even a home office, here are several simple things you can do to customize your basement and create a beautiful, cozy, and functional living area.

 1. Built-In Storage Options

Basements can be excellent storage areas. This is the area of your home where you can place the belongings that you don’t need every day but you want to protect and access when necessary. A basement remodel in your Markham home is the perfect opportunity to create custom storage options.

Built-in shelves are popular options for any room in your basement. If you have a large living room, consider long, floating shelves for pictures and décor items. Cover one wall in your basement with built-in shelves and turn it into a small library. You can also create a room in your basement and line the space with built-in shelving, making it perfect for food storage, emergency preparedness items, holiday décor, tools, and other miscellaneous items.

One unique storage option you may also consider is a built-in wine cellar. Customize this area of your home with unique wine bottle storage options such as shelves, drawers, glass holders, etc. To truly make this room shine, consider installing an air ventilation system and provide the proper insulation for all of your wine connoisseur needs.

 2. Downstairs Laundry Room

Regardless if you have a laundry room on your main floor, an additional laundry room downstairs is an excellent way to provide convenience, particularly for those downstairs bedrooms. Your basement laundry room doesn’t have to be large or extravagant, but it is a great way to customize your space. Add a small sink and lots of cupboards and shelving in the room. You may also consider a small supply closet, which is perfect for all your cleaning supplies and extra linens.

 3. Children’s Room

If you are looking to build an additional room for your child or you want a place for grandchildren or guests to stay, turn a room in your basement into the ultimate children’s space. Be creative with the different features in this room to give it a unique look and feel. For example, consider built-in bunk beds. This is a great way to open up the room and it offers plenty of floor space for your children to play.

If you have a teenager who wants his or her own space, you may also consider a built-in desk. A small alcove with a desk and bench seat is a great way to give teens their own space to study.

4. Forget the Walls

A basement is a part of the home that can cater to multiple interests and be used for many purposes. Often, basements can seem small and cramped. However, with a little creativity and design help, you can still enjoy many of these rooms but with a more open floor plan.

One option is to create one large, open space for a family room, eating area, and media center.  You may consider using sliding glass walls or barn doors to act as a barrier in the basement but still provide a very open and bright atmosphere.

Another simple way to break up the different areas of your basement, while still maintaining an open floor plan, is to use unique flooring in each section of your basement. For example, you can install carpet in your family room, hardwood in your eating areas, and rubber mats in your home gym area.

5. Don’t Forget the Stairs

As your guests walk down into your newly-renovated basement, the first thing they will notice is your stairs. Take the time to truly customize this feature and give it a personal touch. For example, create a unique mural or pattern on the wall, install light-up steps, and more. You may also consider unique and fun railings or built-in shelving along the stairway. If possible, you may want to build your stairs with unique materials such as tile, metal, wood, etc. Have fun with this area of your home and make it a unique and creative focal point.

 6. Brighten up The Space

There is no reason the basement in your home needs to be dark and dreary. When these areas of your home have very little light, it creates an unwelcoming and bleak space. As you work to customize the basement in your Vaughan home, pay attention to the lighting in the room. Choose unique and elegant light fixtures. Consider pendant lighting above seating areas and accent lighting throughout the entire space. You may also consider smart light fixtures that allow you to dim the lights, turn them off, or flip them on when upstairs or away from the home.

Additionally, strive to add  natural light. If possible, install large windows or design a walkout basement. For smaller windows, add a creative touch with windows that feature unique designs and accents within the glass panes.

How to Set a Budget for Your Kitchen Renovation

Creating a kitchen of your dreams may seem impossible. The kitchen is the gathering place of the home and where your family spends a significant amount of time throughout the day. You deserve this space to be beautiful, functional, and perfect. However, a kitchen renovation can be daunting and quite expensive. In Canada, the average kitchen remodel costs approximately $25,000 and if you are considering a luxury kitchen for your home, you could spend up to $50,000 when the final project is complete.

Creating a budget for the kitchen renovation in your Toronto home can be challenging but it’s necessary. This will help you prepare financially for this change and it will help to reduce some of the included stress. Plus, when spending such a significant amount of money on a kitchen renovation, you won’t strain other aspects of your lifestyle just to pay for this one project.

Managing your budget and expenses is quite easy if you prepare ahead of time. Here are seven tips to help you set a budget for a kitchen renovation and to stay within it.

 1. Determine What Projects To Complete

One of the first things you must do is determine exactly what type of work you want complete during your kitchen renovation in Oakville. Sit down and establish a list of both your wants and needs. However, don’t make this a vague list of projects like “update the flooring,” “replace cabinets,” etc. Do some research to truly know what is available and the type of materials you want to use.

By providing a more detailed list, you will be able to more accurately set your budget. For example, let’s take a look at the floors. If your kitchen flooring needs to be replaced, the type of material you choose can drastically impact your budget. Here are a few flooring options you may consider and their price:

Vinyl Sheet – $1 to $5 per square foot

Vinyl Tiles – $1 to $4 per square foot

Hardwood Floors – Up to $15 per square foot

Stone Tiles – Up to $20 per square foot

Additionally, the labor and installation for each type of material will also range in cost as some materials, such as stone tiles, are a lot more challenging and time-consuming to install than vinyl.

 2. Determine Your Priorities

Once you have a list of all the tasks you want to complete during your kitchen remodel, separate your list into three or four priority tasks that must be done. The rest of the projects you want to complete can be left out if necessary but would be nice when transforming your living space. Unexpected costs can occur in any type of renovation and to stick within your budget, you need to focus on the tasks that mean the most to you and are of the highest priority.

 3. Consider Your Future

The future for your family and the home should also impact your kitchen renovation and budget. If you have no plans to move from the home in the near future, you want to consider your needs now and in the future. Will you have space for your family to grow? Will it have all the meal prep and kitchen features that you desire? If this is your long-term residence, you should create a kitchen area that best suits you and your family.

If you don’t expect to live in the home forever and you have plans to move within the next several years, you don’t want to put too much money into the remodeling project. You don’t want to spend more than you will receive when you sell the home. This means you should only focus on those tasks that must be done to create a space that impresses potential buyers and will increase your home’s value.

 4. Have Some Wiggle Room in Your Budget

As you look through your finances and determine your budget, you want to be prepared. Ideally, you should set aside 15% to 20% of your budget for unexpected costs that will arise during the kitchen remodel. You never know what could be hiding behind the walls of your home or under the floors. You could find that there are plumbing issues, wiring problems, etc. You may also find challenges such as mold or water damage in this room as well. If you don’t have money set aside to cover the majority of these expenses, you will go over your budget very quickly.

 5. Determine How You Will Pay for the Project

Knowing how you will pay for your home remodel in Markham will also make a difference in your budget. If you can afford to pay in cash, this is ideal. You will have the money upfront and you will not have to worry about receiving financing from the bank and working through the application process. However, saving up to complete your kitchen remodel can take several years and will require much self-discipline to ensure you have money needed to complete the project and to do it well.

Receiving a loan through a lender is a common way to pay for the remodel. This option allows you to receive the money at a much faster rate than when paying in cash. However, if you choose to take out a loan, there are additional expenses you must prepare to pay. For example, you must add a little extra money into your budget to cover the interest that accumulates on the loan. You will also have processing fees and other lender fees that will add up and eat at your budget if you are not prepared for them.

 6. Decide What You Will Do During the Remodel

It is no secret that a kitchen remodel can be inconvenient and stressful for a family. This essential area of your home is out of commission for several weeks. The type of work you wish to complete will greatly affect how long your kitchen remodel will take but you can expect a minimum of six weeks or longer. For kitchen renovations that require extensive work on the plumbing, electricity, etc., it can take several months to complete.

During this time, how do you plan to care for your family? Will you remain in the home and live around the mess? Will you live with family members for a few weeks? Stay in a hotel? If you choose to remain at home, how will you eat? Will you go out for the majority of your meals? The increased eating out and additionally housing accommodations of your family can add up quickly. These are additional expenses that you will not want to leave out of your budget or it can put you several hundred or even thousands of dollars behind.

 7. Talk to a Contractor

Once you have determined the type of work you wish to complete and you know how much you can spend, request bids from several contractors. Talk to these professionals and let them know exactly what you want, the type of materials you desire, etc. Make sure they understand your list of priorities and what you want to accomplish. By gathering bids from multiple contractors, you can not only find a company that will offer you an excellent price, but you will also find a contractor who you trust and who you will enjoy working with for several months.

Home Additions and How They Add Space and Value to Your Home

No matter if you have been living in your home for many years or it is a recent purchase, you want to create an atmosphere that you love and you are proud to call home. There are many ways that you can spruce up and create a gorgeous living environment, and there are also many upgrades you can make that will improve the functionality, look, and design of your property.

But, if you want to make a significant difference, increase the space in your home, and see a drastic increase in your home’s value, a home addition should be at the top of your list. Let’s take a closer look at home additions, their benefits, and several examples of these large renovations.

Why Choose a Home Addition?

It can be a challenge to determine if a home addition is the right project for your property. Before you proceed with the decision, you want to think about it carefully. There are several questions you can ask to help you make a decision that you don’t regret. These include:

Is a Home Addition the Best Option or Should I Purchase a New Home?
Many homeowners are faced with the dilemma of adding onto their home or to simply put their house on the market and purchase a new property. While both have their advantages, you will want to weigh several key factors before making your choice such as your budget, time, and future plans.

When you choose to complete a home addition, you have the ability to create a space as you want it.

Do You Have a Budget?

The amount of money you spend on a home addition will vary greatly by the size of the project, the contractors that you hire, and more. You can expect to pay on average $200 per square foot on the home addition but you should work closely with a licensed contractor to stick within your budget and to determine the best places to cut costs if needed.

Will a Home Addition Address My Concerns?

Do you have a growing family and need more space? Or do you want to increase your home’s value? Will a home addition address your concerns or are there other options that will require less time and money? The more research and thought you put into the project, the more satisfied you will be with the final results.

The Benefits of a Home Addition

As you determine if a home addition in your Toronto house is the best option, you must consider the benefits of this project. Let’s discuss a few.
Helps You Create Your Dream Home
As you work with a licensed contractor to renovate your Markham home, you can let your creative juices flow. You can work with these professionals to create a beautiful, trendy, and stylish living space that not only increases your home’s square footage but also improves the aesthetic appeal of the living space.

Many of the best contractors have galleries of past projects that you can browse through to gather ideas and implement small details into your project to create a truly customized and functional area.
Gives You More Room
For many individuals, they consider a home addition because of the increased square footage in the home. Whether you are adding a new room, bathroom, or even a garage, you have more space for your entire family and lifestyle needs.
Increases Your Home Value
One of the greatest benefits of a home addition is how this one project will greatly increase the value of your home. The type of room and the amount of square footage you add will affect your home’s value.

For example, adding a new bathroom to your home will give you the biggest return on your investment — an average of 86%. On average, you can expect that for every 1,000 square feet you add, you can increase your home’s value by up to 30%.

However, keep in mind that there are several factors that will impact the return you receive and your increase in value. A few of these include:

  • The quality of the home addition. If it is done by professionals, you will receive more than if it is a DIY project.
  • The room must be functional to be beneficial.
  • The flow from the original home to your addition is smooth.
  • You use high-quality materials to complete the addition.

It is best to work with a licensed contractor to complete this project and ensure you have the expertise and the knowledge to complete a beautiful, functional, and usable space.

Home Addition Ideas for Your House

As mentioned previously, one of the advantages to completing a home addition is you have the ability to create a home that you love — that you are proud to call your own. There are also many ways you can transform your indoor living space and ensure you have the space and features that you love. A few home addition ideas for your house include:

A New Bathroom

If you are considering selling your home in the future or your family is growing, a bathroom addition may be ideal. The cost of full bathroom additions will vary depending on the size of your project and the many features and appliances you plan to include. If you want to cut costs, you may consider building a half bathroom with just a sink and toilet. This is also a much faster and more simple project but you still reap many benefits.

Or, if you do not want to complete a full bathroom addition in your home, you can expand a current one to add more space and make the room more functional. Consider implementing more storage space and features such as a walk-in shower or a large vanity.

A Laundry Room
Many homes may have a laundry room in their garage or basement. By building a laundry room on the main floor of your house, you not only increase your home’s value but you make this dreaded chore much more enjoyable. Having a laundry room on the main floor is also a major selling perk if you plan to sell your home in the future. Consider incorporating a mudroom into this area of your home as well for even more appeal.
A Sunroom
A sunroom is an excellent way to bring the outdoors inside. You can add large windows, skylights, and doors to create a bright and beautiful area. Brainstorm ideas with your contractor about how to include various features into this space to turn this room into a beautiful indoor living area.
A Family Room
You may feel like the most visited areas of your home are tight and difficult for your entire family to sit in and enjoy. By adding a large family room, your home not only looks bigger, but it is more comfortable, aesthetically appealing, and livable.
Expand the Kitchen
A large, open kitchen is all the rage and if you are considering selling your home in the future, it will greatly attract potential buyers. Rather than add a new room onto your home, just expand your current one. Add more square footage to allow for more counter space, sitting areas, and more.

If you are considering a home addition in your Canada house, contact a licensed contractor such as The Renovators of Canada. They can help you create the indoor living space that you desperately desire. The Best – and Worst – Reasons to Do a Home Renovation

Home renovations typically aren’t anybody’s idea of a good time, so when it comes to getting it done, it’s important to make sure you are doing it for the right reasons and that the outcome will be worth the stress, investment, and inconvenience.  Consider these right – and wrong – reasons for renovating and choosing to upgrade your home.

The Best

Your Home is Outdated

If it has been several years since you moved into your home, or you purchased a home that is older and in need of some attention, renovating can be the perfect solution.  In some cases, purchasing an older home can save you money in the initial purchase cost, and this is good money for you to put towards a renovation. When you decide to take on your renovation, whether it be a bedroom, kitchen, or bathroom, spend some time researching the current trends in home decorating, what the season’s colours and styles are, and how you can update and modernize your home through a renovation in a streamlined and timeless way.

You are Preparing to Sell

Completing a renovation before you sell your home can be a great idea for several reasons, especially if you focus on a room that is a big selling point of the house such as the kitchen or bathroom.  First, it can ensure you have a better outcome when it comes to having a buyer conduct a home inspection: newer homes, or newly renovated homes, with up to date appliances, lighting, windows and doors, will bode better in an inspection. In addition, if you renovate before you sell, you can often increase the value of your home and elicit a higher market value.

You Can Appreciate the Results

Maybe the kids have moved out and now you don’t have to worry about having crayon marks all over the wall. Or maybe living without kids frees up a room that once was used for games and entertainment and can now be used as a more sophisticated lounge room for you and your own group of friends.  In several cases, people renovate after living in the house for several years because their lifestyle, preferences, or choices in decorative style have changed and they want to update the home to reflect that.  In many ways, a home is a reflection of a person’s personality and style, so this can be a great reason to plan a renovation.

You are Ready to Save Energy and Improve Efficiency

Older houses, built before solar panel technology, or before there was as much emphasis on saving power and going green, lack the energy efficiency benefits of newer homes. With a few small changes however, you can convert your home to a more energy efficient selection.  Install solar panels, or make a change to the way your home is heated. Go green in the kitchen when renovating it by purchasing energy efficient appliances. All of these are great reasons to renovate and may get you a new modernized looking home at the same time!

The Worst

You are Trying to Save Money

Unfortunately, in most cases, renovating or home remodelling is not going to be a way to save money. When you launch into a home renovation project, it is important to do so with a budget, but also to be aware that the project may go over that budget and that you need to be flexible with the amount you have to spend.  In addition, because home renovations are a time investment, it is likely something that you want to spend the necessary money on so that you get results that you are happy with and do not have to do it over any time soon!

You Want to Try out a Weekend Project

Many people latch onto home renovation plans and ideas because they have recently started doing handy work and are eager to try their hand at a new project.  While fixing things up around the house is one thing, taking on a complete home renovation is another.  There are a lot of complex aspects to home renovating, especially when it comes to things such as dealing with electrical work, plumbing, ensuring the building meets city codes and inspection standards, and maintaining proper safety standards. Unless you know what you are doing and have some experience, it’s better to leave the home renovations to the professionals, and refrain from taking this on as your next DIY project.

You Want a New House

There is a difference between doing a home renovation and completely gutting a house and starting fresh, and it’s important to get clear on your expectations of your home project before you begin.  If you are entering into a home renovation with visions of having practically a whole new home at the end, you will likely be better off hitting the real estate market and looking for a house to purchase.  On the other hand, if you want to have a few rooms get a facelift, or have a new kitchen, a home renovation may be just what you need.

You are Just Jumping on a Trend

If your main reason behind renovating is because someone else is doing it, because you saw a new trending look in a magazine that you are sure you have to have, or because you want to have your home look like someone else’s, unfortunately your motives may not be optimal to give you the best results.  Before you launch into a renovation, make sure you have a clear plan and valid motivation – the renovation may take some time, be expensive, and be a major inconvenience while it’s underway, so doing it for the wrong reasons will make it hard to stick it out to the end.

Splurge vs. Save: What to Invest in on a Kitchen Renovation

A kitchen remodel in Toronto can help you create a home that you love. The kitchen tends to be the gathering place of the home and it should reflect that welcoming feeling. By renovating this space, you not only create a more beautiful and functional area, but it can also drastically increase your home’s sale value. You can receive a return investment of up to 82% for even a minor kitchen remodel.

Luckily, you don’t have to drain your bank account, and there are several areas where you can save a little money during the remodel. On the other hand, there are also projects where you should not take any shortcuts. Let’s explore a few of the best areas for splurging, or saving, during your kitchen renovation.

Flooring

The flooring in your kitchen will see a significant amount of traffic every single day. When you choose cheaper, low-quality products to save a little money, you will get what you pay for. You may find that the flooring wears down faster, damages easily, and you may have to reinstall flooring much sooner than if you choose higher-quality products.

When you choose the right kitchen flooring, you need to find products that are not only durable, but can handle food, water, and dirt with ease. You also want flooring that is easy to clean and doesn’t require a lot of maintenance. Luckily, there are many possibilities. Tile and stone are some of the best options if you want a material that can handle most elements, kids, and pets. It also comes in a variety of colors and patterns, giving you plenty of options for your kitchen.

Wood is another excellent option and is known for its versatility. It matches many décor styles and trends and can handle food and water well. This flooring option is also extremely easy to maintain and clean. Plus, it can last for a long time.

Layout

When remodeling your kitchen, the layout and the design of the space should be a priority. Not only do you need a kitchen that is functional, but one that is open and caters to the traffic that comes in and out every single day. You need to ensure the layout of the kitchen is functional. For example, you don’t want to place your dishwasher a far distance from your sink — it just doesn’t make sense.

If you are considering a major kitchen remodeling project in Oakville, it is important you do it right. You may need to knock down walls or install additional cabinets and countertops to create the space that you desire. If you have a small kitchen, the layout and design of the kitchen are even more important as space is limited. You should work with professional contractors to help you design a space that is open, functional, and meets your specific needs.

Countertops

Your kitchen countertop will not only be used constantly throughout the day, but it is visible. You need countertops that are durable, easy to clean, attractive, and a conversation starter. Countertops are similar to flooring because there are dozens of options available and you get what you pay for. In some cases, like with granite, the material is available in various grades so you can still receive the benefits of the stone, yet you don’t have to hurt your budget. You will need to determine your own needs when determining the right product.

Appliances

You may use the appliances in your kitchen every single day. This means that you don’t want to choose low-quality products. You should consider products with energy-efficient features to help cut down your monthly utility costs and those with strong warranties to ensure that if any problems do arise, parts and replacements costs won’t drain your savings. Plus, the higher-quality products you purchase, the longer their lifespan will be.

Keep in mind that you don’t have to go overboard and buy the latest and most expensive models available. You should consider your own lifestyle needs and what features make the most sense for you. Additionally, if you are trying to create a cohesive and trendy kitchen, you should look at installing appliances with similar finishes such as stainless steel. A mismatched kitchen can quickly turn your newly remodeled kitchen into an eyesore.

Lighting

A well-lit area creates a welcoming and inviting atmosphere. This is particularly important in the kitchen area of the home. You don’t want just a few lights above the sink – you need to have adequate lighting throughout the entire room. To do this, you should consider ambient, accent, and task lighting. Task lighting is often overlooked but can make a difference in the space. Task lighting is lights around the kitchen that can be turned on to make your jobs easier, such as lights underneath or on top of kitchen cabinets. If you need to brighten up the space, make sure to do it well and hire someone who can install the right light fixtures throughout the entire room.

Cabinets

The kitchen cabinets are one structure in the kitchen where you can either splurge or save. If your kitchen cabinets are structurally sound, there is no reason to tear them out and replace them. It may require a little extra work, but a deep cleaning, sanding, and a few new coats of paint can breathe new life into your entire kitchen for the cost of paint and supplies.

However, if your kitchen cabinets are in need of repair, it is worth the investment to install new cabinets. When choosing high-quality materials, these products will last 50 years or longer. In addition, if you want to save a little extra with your cabinets, there are options to consider, like open shelves and cabinetry.

Backsplash

The backsplash is also an area in your kitchen where you don’t need to spend thousands of dollars. You can achieve a terrific look with durable materials with less expensive products. You still need to find a balance between quality and cost, as some inexpensive products are more prone to breaking and chipping and they don’t clean easily. However, you can easily find products that match your style and décor choices without hurting your budget.

When you remodel your kitchen, it is important you do it right. Whether a minor kitchen remodel or a complete overhaul, it is vital that you not only use the right materials but they are installed correctly. 8 Ways to Use Your Finished Basement

Finishing your basement not only adds value to your home, but it creates functional and additional space. With the right ideas and some professional help, you can create an area that your entire family loves and your guests won’t want to leave. Let’s explore eight ways you can use your finished basement to create the ultimate living area.

1. Home Gym

A home gym is an excellent way to utilize your finished basement, plus it can save a little money each month from pesky gym membership fees. When finishing your basement with a home gym in mind, you must consider the height of the room. You need tall ceilings to ensure many pieces of exercise equipment will easily fit in the room. Plus, if you like to do a lot of cardio and plyometric exercises, you won’t worry about hitting your head on a low ceiling. In addition, you’ll want to carefully think about the flooring in this area. Rubber or foam flooring options may be ideal.

2. Theater Room

A large theater room can be the perfect place to relax after a long day. If you desire a theater room, there are several tasks you’ll want to complete during the renovation process. For example, the wiring in this room will be particularly important as you’ll want to make sure there are connections for a sound system, projector, and other media equipment. You will also want to avoid any windows in this space as it can create a glare on the screen and ruin your viewing experience. However, you should install plenty of lights throughout the room. You’ll need these lights before the movie and if possible, install a dimmer so you can have a little additional light during your show if needed.

3. Guest Suite

A guest room needs to be comfortable, relaxing, and beautiful. During the basement renovation process on your home in Richmond Hill, you can’t focus solely on the look of the room. You need to think about the characteristics of the space that will create the optimal environment. For example, basements can be chilly so it is important that the insulation in the room is done well to keep your guests warm. If you don’t have large windows in the space, make sure to add ample lighting. Also, when designing the room, avoid dark colors in the space. This will make the guest suite appear dark and gloomy.

4. Playroom

If you have young kids, a playroom may become your favorite room in the house. It can help keep toys organized and out of sight, especially when unexpected guests arrive. When designing a playroom during your basement renovation in Burlington, consider various storage options all throughout the space. Built-in cabinets and drawers can be a great way to hide toys and a large closet with deep shelves can be excellent for books, games, and art supplies. Consider adding small cubbies or even a built-in desk for art projects and storing personalized items.

5. Home Office

If you work from home or tend to bring a substantial amount of work home with you each day, a home office is ideal. As you finish this area in your basement, consider the layout of the room. You want plenty of space for a large desk, bookshelves, or file cabinets. If possible, consider a built-in desk and bookshelves for a cohesive and professional look. Additionally, don’t forget about large windows to help you enjoy a little sunlight if you find yourself in your office for hours on end.

6. Game Room

If you have teenagers or love to host parties, a game room can be an excellent way to utilize your basement. You need to create a room that is wide with tall ceilings for various gaming equipment such as pool cues. Also, if you have game nights in mind, you can’t forget about your serving areas. Beautiful built-in bars and counter space are a must for drinks and snacks during your parties. You also don’t want to overlook the various fixtures inside the room such as light fixtures, paint colors, and flooring. You want to create a fun and relaxing environment, yet it must be functional for several people to move around and enjoy themselves as well.

7. Laundry Room

Even if you have a laundry room located on the main floor of your home, a second laundry room can greatly increase your home’s resale value. Plus, by creating a spacious laundry room downstairs, you can create an extraordinary room with ample storage opportunities. When renovating this space, consider large counters and cabinets that border the room. This provides plenty of space for storing extra linens and other miscellaneous household items. Plus, the large counters are ideal for folding or ironing clothes. If room allows, install a sink to help with those soiled clothes and don’t forget about adding plenty of accent light above or beneath the cabinets to make the room bright and inviting.

8. Create a Small Apartment

Finishing your basement so it can be used as a small apartment is an excellent way to bring in a little extra income to your household. It can also be a great place for a family member such as a mother-in-law or a grown-up child can live in. This project will vary drastically depending on your home and its current state. When designing a basement apartment, you must focus on functionality and comfort. You will need to work with a professional contractor who can help you know exactly what you need to ensure the apartment is up to code.

Renovating and finishing the basement in your Markham home can seem like an overwhelming project, but by hiring professional contractors to help you every step of the way, you can create a space that you will want to spend time in, you’ll regularly use, and that will increase your home’s value. 7 Ways to Breathe New Life into Your Old Bathroom

Bathroom renovations are one of the best investments you can make in your Toronto home. The bathrooms, along with the kitchen, are the areas in your home that will increase your property value the most and attract potential buyers – if you plan to sell your home in the future. For example, according to a 2004 study in the United States, sellers received 184% of the cost of the bathroom remodel.

However, many individuals don’t even know where to start and are scared to remodel a bathroom for fear of the upfront cost. But you can create a beautiful and stunning bathroom without spending a fortune and completely gutting the space. Here are seven ways you can create a stunning, functional, and updated bathroom.

1. Update Light Fixtures

Updating the light fixtures in the bathroom is a simple upgrade that can make a large difference in a space. Consider installing light fixtures that make a great accent piece or that become a focal point in the room. If your bathroom is fairly dark or there is little natural light, consider installing additional lighting to brighten up the room. Additionally, consider installing an energy-efficient light fixture to save a little money on your utility bills each month.

2. Add a Fresh Coat of Paint

A fresh coat of paint can change the entire feel of the bathroom. It can make a room that is bright or boring, into a space that is modern and beautiful. Plus, you can paint a bathroom in a day and it doesn’t cost a significant amount of money. There are many great paint color options for a bathroom, but if your bathroom is small, stay away from dark colors because it can create a room that appears dim and overwhelming. Ideally, you want very light and warm colors such as light yellows, grays, and blues.

3. Refinish the Tub and Shower

Instead of spending hundreds of dollars to replace an old tub or shower, you can refinish it. This not only gives your tub and shower a new look, but it can also fix some of the damage to your tub such as cracks or chips. Some individuals may choose to perform this handiwork on their own but if it is not done well, it can be counterproductive and create a very unattractive look and even more damage to the tub. Plus, if you have your tub or shower refinished well, the repairs will usually last for more than a decade before work is needed again.

4. Install New Flooring

Installing new flooring in your bathroom can be one of the bigger projects in this space and can be an inconvenience for a day or two. However, it can be one of the best things you do for this area. There are many flooring options available for a bathroom but you must consider flooring that can handle a lot of moisture, is waterproof, durable, and stain-resistant. A few great options to consider include:

  • Tile
  • Vinyl
  • Laminate
  • Stone

You want to stay away from carpet and hardwood in the bathroom area as neither material can handle water well.

5. Update Various Bathroom Fixtures

If you want a budget-friendly way to update your bathroom, and one that can be done in a short amount of time, update the bathroom fixtures. This can be as simple as purchasing and installing new handles for your vanity, installing a new sink faucet, and updating your towel racks. These little details can easily enhance the look of a space and give it a more modern feel. When something as small as a towel rack is old and broken, it makes the entire bathroom look poorly cared for and larger repairs stand out.

6. Update the Countertops

If your budget allows and you are in need of an entirely new vanity, consider ripping out the current vanity and replacing it with a new one that boasts lots of storage. However, if a new vanity is not needed, consider replacing the countertops. By installing granite or even laminate countertops, you can create a luxury bathroom for very little. Granite countertops don’t cost as much as they did several years ago and are extremely durable and easy to care for. Additionally, if you install new fixtures as well, you can create an entirely new look without a complete bathroom remodel in Mississauga.

7. Update Your Mirror

The bathroom mirror is more than just an item you use to do your hair or put on makeup each day. In fact, with the right mirror, you can make your bathroom appear larger, brighter, and more modern. Ideally, find a large mirror and place it right above the bathroom sink. Additionally, to really create a unique look, frame the bathroom mirror. This creates a more homey and relaxing feel to a space and it can become a great accent or focal piece in the room. Also, consider more dramatic mirror options such as items that are oval or star-shaped. Although, if you already have a lot of décor and style pieces in the bathroom, a large, bold mirror may make the bathroom a little too overwhelming.

Bonus: Update the Toilet

If the toilet is old or even if it is an odd, outdated color, you may consider installing a new toilet. These products themselves aren’t very expensive, although, you may need to hire a plumber to make sure it is installed correctly. If you purchase a low-flush toilet, you can save a significant amount of water, helping you save money each month on your monthly utility and water bills.

There are many options when it comes to remodeling your bathroom in Vaughan or surrounding areas. To ensure your bathroom renovation is done well, hire a contracting company such as The Renovators of Canada. Experts can help you determine the best updates for your bathroom and help you create a space that you love and that will increase your property value. Top 5 Reasons to Renovate

We all have different reasons as to why we would renovate our homes.  The important thing to realize is why you are doing it, and that your decision is right for you.  Here are 5 of the main reasons why our customers renovate their homes;

  1. They simply want something better – as we go through our lives our tastes and attitudes change.  The kitchen or bathroom that was perfect when you were just starting out lacks some of the new renovation options that are available today.  Wanting some of the comforts to make our lives a little bit easier or more enjoyable becomes important to us.  Some of the many new features are heated floors, heated towel bars, rain head showers with a hand held option, stone or hard surface counter tops, built in appliances, soft close doors and drawers – the list goes on and on.  When you are ready to renovate your home there is no shame in wanting to induldge in the finer things that life can offer.
  2. Family is changing – Over time our families can grow and as a result we need more usable space.  Finishing the basement so that the kids have a place to hang out with their friends or creating a space for your relatives to live.  An extra bathroom or bedroom is great for guests and gives them some privacy while visiting.
  3. Selling your home – our homes are often are biggest investment in our lives and keeping it up to date and current will drive a bigger sale price when you are ready to sell.  Buyers will often want discounts when your home is out of date or when it is in need of repair.  Companies make profits on “flipping houses”, don’t let your house become someone else’s flip.  Key areas to update – kitchens, bathrooms, flooring and paint.
  4. Income Suite – looking to make a little extra money every month and help pay down that mortgage?  Check your local by-laws about the possibility of creating a basement income suite.  Our customers have often been able to get financing to finish the renovation. Once the suite is rented they have been able to pay for the financing as well as put some money towards their mortgage every month.
  5. The house is showing its age and needs some TLC – houses need maintenance, they won’t last forever if we don’t look after them.  Over time many of your homes features will deteriorate.  Some of the more common areas are;
    1. windows and doors – replacing your windows can improve your homes look as well as reduce your energy costs.
    2. Gutters and downspouts – its so important to keep the water away from your foundation.  Next time it rains check to ensure your gutters and downspouts are free of debris and that the water is flowing well.  Extend the downspouts to at least 4′ away from your foundation.
    3. caulking – caulking only last a few years.  You should be removing the existing caulking from your tubs and showers and re-caulking them every 3-5 years.  This will keep the water from penetrating the wall surfaces and causing rot and mold.
    4. tile and grout – over the years tiles can crack and grout can become dislodged from in between the tiles.  Its important to inspect your washroom and replace any broken tiles and re-grout any areas where the grout is missing.
    5. exterior vent covers – most exterior vent covers are vinyl (plastic) and dry out over time.  When they dry out they crack and fall apart.  This can allow birds to make nests inside the vent pipes or allow water to penetrate your exterior building envelope.  If they are in disrepair take the time to change them.

What ever the reason you are renovating for, be sure to take the time to plan, and create a budget that works for you. Doing your research is the most important step of any renovation project.

Getting the Most Out of Your Basement

The Dream is Within Reach

Basement renovations have become incredibly popular for many reasons, but the main reason has been to take advantage of the extra square footage that you have sitting below your main floor. Basements are being renovated with more sophistication. Whether it is a new home office, gym, bedroom, family room, or even sometimes a kitchen!  The basement has given many families the square footage they need to turn their home into a dream home! With more complex basement renovations, means more opportunities for poorly renovated basements. To eliminate the possibilities of a poor renovation, asking a professional to work with you on your renovation plan is significantly important. A professional can help guide you in the right direction. A professional can also take care of all the stress that is attached to performing a renovation. Most likely you have a budget for this basement renovation, and having a professional show you your options in that price range is important as well. Beginning a renovation that is clearly out of your price range can lead to you spending much more dough than you had originally planned to spend. Hiring professional costs money, but this initial investment will allow you to stick to your budget and to renovate your basement perfectly.

Lighting Changes Everything!

I am only going to discuss one significantly important factor to consider when performing a basement renovation. Many people looking to renovate their basements forget to add quality recessed lighting. This means installing lights into the ceiling of your basement. The reason I am emphasizing this aspect of the basement, is due to the fact that most basements have little natural light. Windows tend to be quite small in basements, therefore giving off a dark and sometimes dingy feel. Adding excellent lighting in your basement will give your basement the brightness it needs to be a welcoming space for your family and friends. Recess lighting also saves a lot of space that would otherwise be wasted on lamp space. Saving on space for lamps will give you the ability to truly take advantage of the extra square footage you are accumulating through your basement renovation.

O Canada

Our next blog will include more tips on basement renovations. Living in Canada may give us a tough winter, but having the extra square footage is excellent for us Canadians. We should all use our basements wisely, and this is why we will be creating another blog on basement renovation! We want to help you create your dream home! Remember, if you are going to dream, you might as well dream big!

DIY: Planning on Creating a Plan

Measure Twice, Cut Once

DIY projects have become incredibly popular in recent years. Although there are many home buyers attempting to save money by performing DIY projects, they are often failing to successfully accomplish these projects. It is crucial that every DIY’er has a set plan before they begin their DIY project. As I was once told, “measure twice, cut once”. This refers to the idea that you should never perform your project until you are positive that you are fully prepared. Measure twice; review all your steps more than once, and then when you feel you are prepared to begin your DIY project, begin!

Building a Plan

Many DIY’ers create a plan for their DIY project, except the problem is that their plan is incohesive and unclear. All DIY’ers should build a plan that clearly identifies the goals that need to be accomplished for the project to be done exquisitely. A plan should “paint a picture” in your mind of exactly what you will need and how your room will look once it is completed.

The Vision…

Many times DIY’ers perform their renovations with their friends or family. It is important that everyone involved in the project have the same vision. Again, having a clear and concise plan will not allow for much interpretation and will therefore lead to everyone having the same vision. This ensures that all members know exactly what needs to be done to accomplish each and every goal.

You Snooze, You Lose

If you are the type of person that can lose focus after completing one goal, or losing interest once you are halfway done a project, a great way to keep you focused is to create multiple plans. You can create a thorough plan for each goal, and then once you complete a goal, you can move onto your next plan. This will eliminate the chances of you becoming uninterested in your project when you have not completely accomplished it. Since you will be working with a brand new plan for each goal, you will feel like every new plan is a brand new project, and you will not lose interest.

The Art of Excitement

Since DIY projects can be tough, and can sometimes take months or even years to complete, keeping them fun and exciting is always a great way to make them a more enjoyable experience. People perform DIY projects mainly for two reasons; budget, and the experience of accomplishing something on their own. Making a DIY project a great experience will also lead to it feeling like a fun activity, rather than a chore.

Make your DIY project clear, concise, and fun. Enjoy your next DIY project, and if you want to tell us about your project, please feel free to comment below. Need more tips on DIY projects?! We will be posting more blogs with tips for DIY projects!
